HOW DO I MOVE IN/OUT OF THE BUILDING?

Moving To/From/Within the Building - Moving can be done only during designated time slots on Monday through Saturday: 9:00 a.m. - 12:00 noon ; 12:00 noon - 3:00 p.m. ; and 3:00 p.m. to 6:00 p.m. The building will arrange for a guard to maintain security at the back door during your move. Only the freight elevator is available for moving your furniture and household items.

To arrange for your move you should call the Management Office no later than five days before the date on which you wish to move. The office will secure the guard and reserve the freight elevator for your move for periods not to exceed three hours. If two requests are made for the same time period, reservations will be made on a first-come basis. The cost to reserve the freight elevator is $75. The Association also collects the move-out fee at the time of the move-in. The new resident is required to give the Management Office one check for $150 to cover the move-in/move-out, and a second check of $100 as a security deposit for the move.

Damage to common areas, incurred as a result of moving, will be charged to the responsible resident or Unit owner.

HOW DO I OBTAIN A PARKING STALL?

Garage - Parking is available on the first, second or third floors of the garage. you can secure a permanent parking space and make payment arrangements with the Management Office. Those who park on the second and third levels will be given a key card for entrance to the garage. The cost for monthly parking outdoors on the third level is $119. Indoor parking rates range from $142 to $166

When you are assigned a stall, you will receive an identification sticker for your car. All vehicles in the garage self-parking areas must have the identification sticker affixed to the front window.

Garage coupons are available from the Management Office for guest parking. Guest's vehicles must be left with the parking attendant. Coupons cost $42.00 for a book of five coupons.

WHAT KIND OF CABLE TELEVISION DOES THE BUILDING OFFER?

Cable Television - Americana Towers uses COMCAST for cable programming. The cost of the basic cable package is included in the Unit assessments. Special viewing packages are available and are billed directly to residents by COMCAST Cable. New residents should call COMCAST (866-594-1234) for instructions on how to connect their televisions to the system. In most cases, you can make these connections with assistance provided over the telephone. If you need a company representative to make the system connection for you, there may be a charge for one service visit. If your television is not cable ready, the service charge may be higher because of labor and materials needed to complete the connection.

HOW DO VISITORS ENTER THE PROPERTY?

Doorman Services - The doorman's responsibility is to provide security for the building. The on-duty doorman uses television monitors to observe building entrances and other sensitive areas throughout the building. The doorman is also responsible for asking visitors to identify themselves, announcing and securing permission for visitors to enter, and keeping the front driveway clear of vehicles.

HOW ARE DELIVERIES HANDLED?

Deliveries - Delivery trucks may park at no cost for 15 minutes in the building garage. Small vehicles can use the Wells Street entrance. Trucks that deliver furniture or other large items must enter through Eugenie Street . Deliveries can be made only on the freight elevator. Delivery personnel must check in at the front desk before items can be delivered to any Unit. Delivery times are 9:00 a.m. to 5:00 p.m. , Monday through Saturday. Deliveries are not allowed on Sunday.

IS THERE BICYCLE STORAGE IN THE BUILDING?

Bicycles - Bicycle racks are available in the first floor garage area. If you wish to store your bicycle in this area, you must register with the Management Office. Each bicycle is stored at the owner's risk; the Association assumes no responsibility for bicycles stored. Within the Building, bicycles are to be transported exclusively by the freight elevator and through the rear service entrance. The annual storage fee is $34.

ARE THERE STORAGE LOCKERS AVAILABLE?

Storage Lockers - Storage lockers are located on the 3 rd floor. You may arrange to rent a locker at the Management Office. Keys to enter the storage locker rooms may be signed for at the front desk. Hours are 7:00 a.m. to 10:00 p.m. Monthly fees for storage lockers begin at $24. All items stored in lockers must be covered by the resident’s private insurance. Americana Towers is not responsible for any lost or damaged items.

IS THERE AN INTERCOM SYSTEM?

Intercom Phone System - The intercom phone system, Enterphone, works through your land line telephone. The wall-mounted system in your Unit is obsolete. The Enterphone system consists of the following commands:

  • Two quick rings means that the doorman is trying to reach you. Simply pick up your telephone to talk with the doorman.
  • If you hear a soft ringing overtone as you are talking with the doorman on Enterphone, an outside call is coming into your telephone. Hang up quickly and the phone will ring automatically.
  • If you are on the phone and hear a muted double overtone on your line, the doorman is trying to reach you from the lobby. Dial "3" to put your outside call on hold and connect you to the doorman. To disconnect from the doorman, dial "3" again. You will be reconnected to your outside call.

DOES THE BUILDING STAFF PERFORM REPAIRS IN THE UNITS? WHAT IS THE COST?

Maintenance Staff - The building is maintained by an engineer, a resident assistant engineer, and the janitorial staff. These individuals are responsible for maintaining the building's condition on a daily basis. The maintenance staff is also available for repairs within Units. Requests for maintenance repairs must be made through the Management Office or the Maintenance Department. Staff repair charges are $40 per hour, charged in 15 minute increments, plus the cost of parts installed.

IS THERE AN EXTERMINATING SERVICE?

Extermination - Exterminating services are available at no charge on the third or fourth week of each month. You may arrange for these services by calling the Management Office. A member of the building staff will accompany the exterminator in your Unit

WHAT KIND OF HEATING AND AIR-CONDITIONING DOES THE BUILDING HAVE?

Both the heating and air-conditioning are provided by a coil and fan system located in the wall of each Unit. The building supplies hot water to the coil in the winter and cold water to the system in the summer. The fan blows air through the coil to provide the Unit with hot or cold air depending on the season. The coil and fan is the property of the Unit owner, and the energy used by the fan is charged to the Unit’s electric meter.

WHAT IS THE COST TO USE THE POOL?

Pool/Sun Deck - The pool and sun deck are located on the third floor. Traditionally, the pool opens during Memorial Day weekend and closes the day after Labor Day weekend. The daily hours are 10:00 a.m. to 8:30 p.m. Residents may purchase pool passes from the Management Office at the beginning of the pool season. Guest passes may also be purchased from the Management Office. Resident and guest passes are only for one season, and cost $45 each.

WHAT IS THE COST TO USE THE FITNESS CENTER?

Fitness Center - The Fitness Center is located on the third floor, east of the laundry room. Use of this facility is available to residents at no charge. Between 6:00 a.m. and 11:00 p.m. use of a common area key is necessary for entry. After hours, a key must be checked out from the doorman.

WHAT IS THE COST TO RENT THE HOSPITALITY ROOM?

Hospitality Room - The Hospitality Room is located on the third floor. The room is large, carpeted, and has a full-service kitchen. You may arrange to rent the room from 9:00 a.m. until 11:00 p.m. every day except Friday and Saturday, when it is available until 1:00 a.m. Reservations can be made in the Management Office. You will be required to sign an agreement and pay a rental fee of $50 and security deposit of $200. The deposit is refunded if no damages are incurred.

WHAT ARE THE FIRE SAFETY PROCEDURES?

Fire Safety Procedures  

Be Prepared. The Smoke Detector Ordinance, in effect in Chicago , requires all condominium Units to have smoke detectors. One-and two-bedroom Units should have at least two smoke detectors, preferably located near the front door and bedroom.

1. Know the building and stairways; where they lead, top and bottom, and how to exit.

2. Keep metal covers or aluminum foil available to block the kitchen vent register. Also have about 25 yards of 2" wide heavy duty adhesive tape to hold covers in place, seal around doors and cover room register(s). Use medical adhesive tape, duct tape or similar tape.

Evacuate. Occupants on the fire floor and the floor above should evacuate if they can do so safely. It is desirable for those on the floor below and the floors above to evacuate also. Units remote from the fire will often remain safe but, since every fire is different, this is not always true.

If the Fire Occurs In Your Unit

1. Get everyone out, close the door leaving it unlocked.

2. Alert other occupants on your floor and if you can do so safely, call the Fire

Department (911) and the Management Office (642-2505) from another apartment on your floor. Pull fire alarm, located at north and south ends of hallway.

3. Use the north stairway on your floor because it is designed to be smoke free. Once in the stairway, you are in an area of safe refuge and can take your time, providing you have already called the Fire Department.

Fire or Smoke Near Your Unit

1. Call the Fire Department (911) immediately.

2. Pull fire alarm (north and south ends of hallway).

3. Call Doorman at 787-1737.

4. Before trying to leave, check your door, especially the top edge and doorknob.

  • If the door is hot or if smoke is seeping in, DO NOT OPEN THE DOOR. Place a water-soaked towel at the bottom of your door.
  • If the door is not hot or smoke is not seeping in, open carefully and be ready to close the door quickly if the corridor is hot and/or smoky.

5. If the corridor appears safe, alert other occupants near your Unit and exit through the north stairway.  

6. If you encounter smoke in the stairway, check the stairs if you can easily do so. If you cannot, back up and seek refuge in your own or another Unit.

7. If you cannot safely leave your apartment and smoke is coming in, block off the bathroom and kitchen vents and seal around doors. Shut off your heater or air conditioner. Close the bathroom doors and put as many doors between you and the corridor as possible. Block up air registers in the room you are in.

8. If your apartment gets too smoky, open the windows for fresh air and cover the top of your head and the window with a blanket.

9. If the flames come up from a Unit below, close the window and move anything that will burn away from the flames. Try a different room of your Unit. Call the Fire Department (911) and doorman (787-1737) to tell them you are trapped.
