Below is the list of the Americana Towers Condominium Association
committees.

Decorating  

This committee will work to execute direction from the Board on matters regarding the ascetic improvement of the building, and to work with designers and/or Management to offer recommendations to the Board for approval to reach that end.

   
Finance  

This committee shall advise the Board regarding the use and control of the funds of the Corporation, shall recommend policy regarding the investment of corporate funds and oversee their management, shall evaluate annual operating and capital budgets prepared by the Management Company or other persons prior to their presentation to the Board, shall advise the Board on major contracts not covered in operating and capital budgets before the contracts are let, and shall examine and approve financial and other statistical statements related to corporate operations.

   
Communications  

The Communications committee advises the Board on matters relevant to the bulk cable TV service to the building and the building web-site. In the case of cable TV, the committee shall offer recommendations regarding new contracts.

   
Executive  

This committee shall advise the President of the Board on matters involving the administration of the property and activities of the Board. The Executive Committee shall be advisory only and shall not have any administrative powers others than those specifically delegated to it by the Board.

   
Maintenance  

This committee shall advise the Board regarding maintenance, repairs and replacement of the Common Elements, and if provided by the rules and regulations, ordinary maintenance and minor repairs and replacements to be furnished to Units by building personnel at common expense.

   
Garage  

The purpose of this committee is to advise the Board on matters pertaining to the garage rules and regulations, maintenance, repairs and replacements, and to consult with Management on the general operation of the garage.

   
Rules & Regulations  

This committee shall advise the Board regarding such reasonable rules and regulations as deemed advisable for the maintenance, conservation and beautification of the property, and for the health, comfort, safety and general welfare of the Owners and occupants of the Property.

   
Insurance & Taxes  

This committee shall advise the Board on the selection of an insurance agent and the purchase of sufficient insurance as required by the Declaration of Ownership and the Illinois Condominium Act, and as considered sufficient to protect the Americana Towers Condominium Association. Sufficient insurance shall mean such insurance as necessary to replace Association property in the event of damage from perils, such as fire and floods. Also sufficient insurance shall mean such insurance as necessary to protect the Association in the event of liability claims.

This committee is also responsible for advising the Board if the selection of a representative, to collectively act on behalf of the unit owners to protest real estate taxes, would be in the best interest of the Association. If a representative is recommended, then this committee is responsible for recommending to the Board a suggested representative.

   
Election  

This committee is responsible for managing elections of the Board and Meetings called for the purpose of considering matters which, by terms of the Declaration, require the approval of all or some of the Voting Members.

   
Management Selection  

This committee shall advise the Board regarding an agent to manage the Property.

   
Long-Range Planning  

This committee will plan future building improvements and repairs to the building, and advise the Board on a course of action. Owner acceptance , finances, and prioritizing projects will be considered before offering recommendations to the Board.

   
Neighborhood Relations  

This committee will maintain contact with community organizations, and work with neighbors to promote the welfare, peace and harmony of the immediate area. This committee will advise the Board on all matters involving existing and potential problems in our community and offer recommendations for Board consideration.

Security  

This committee is responsible for enhancing the security of the building, including fire prevention.
